Espinas Royal Hotel – Mixed-Use High-Rise Tower, Tehran, Iran

The Espinas Royal Hotel Mixed-Use Tower represents a new architectural vision for Tehran — a timeless and iconic landmark that blends luxury, culture, and sustainability. Rising 164 meters above the city, this high-rise development integrates hotel, residential, and commercial spaces within a single vertical composition. Since February 2025, MASK Architects has been working closely with the Espinas Hotel Group and the Amiri Family, one of Iran’s most respected figures in hospitality, to create a new identity for one of Tehran’s most significant landmarks. Together, we have explored multiple visionary design directions, aiming to redefine the relationship between tradition and modernity. The first five floors form a monumental base, hosting a vibrant mix of restaurants, cafés, and commercial areas that activate the surrounding urban fabric and serve as a welcoming gateway to the tower’s hospitality and residential levels. The façade design, inspired by the historical Persian geometry of Mukarnas, reinterprets traditional forms through contemporary parametric design. Each golden modular element extends as a three-dimensional extrusion that doubles as a planter, integrating greenery into the architectural skin. This creates a living, breathing façade — a modern reinterpretation of Iranian cultural heritage expressed through technology and design innovation. The Espinas Royal Tower is more than a building — it is a symbol of cultural continuity and modern ambition, redefining Tehran’s skyline and the future of Iranian architecture.
